Investors are generating passive income and great returns with hotels and motels around the country.

Target properties service the blue-collar, cash end user.  We are buying properties like Days Inn, Knights Inn, Comfort Suites, Super8, independents, etc,  Most are in a positive cash flow position at acquisition but are in need of changes to staffing, operations, signage, internet presence, exterior appearance,  Upon conversion to the hybrid concept and new flag  (combining long-term, weekly and daily stay), cash flow stabilizes at an average of $20K per month.  Several of the acquired hotels are moving towards $40K monthly, a few are approaching $60K.

A very specific model is in place that incorporates size, location, price per door, public transportation, commerce, proximity to grocery stores, Wal-Mart (etc.).  Purchase price is 35-40% of stabilized value.

Capital funding partners come in for $50K+ and PPM partners come in for $1M+.  Both are in at a 10% stake in the property (cash flow and equity) with repayment of the funds at 6% interest. Stake in the property is retained after repayment of funds.  PPM funding is accessed at closing; capital funding is accessed after closing.  Repayment and cash flow begin with closing.  Capital and PPM partners maintain a passive position in the operations.
